Plot Booking

  • The plot can be booked by paying minimum token amount
  • Plots are available in range from 750 sft to 2700 sft.

Note: - Once the plot is booked with some advance payment, the plot rate will be locked for one quarter.

Plot Registration

  • Once the plot is booked, it is necessary to register the plot within 6 months. For any genuine reasons, this period can be extended to 1 year.

Note: plot rates will be locked for 6 months after the booking. If not registered within 6 months, the plot rates will be increased as per the market condition.

Reselling of plots and cottages in Himalayan Paradise community requires the confirmation from CHP head. This is done to make sure that we have like-minded people with similar values, and to maintain/promote the sacredness of the place.

Cottage Construction

  • Owner should start construction within one year after the registration. If construction is not started within this period, maintenance charges will become applicable on the open plot. This is to ensure that maintenance load gets evenly distributed to all owners.
  • Cottage construction specs from 2-3 builders will be made available to the owners.
  • Owners will have choice to go with their own builder or with any of the builders available here.
  • CHP recommended builder will share the construction agreement document with CHP plot owners for review.

Cottage handover & House warming

  • Once the cottage construction is completed, builder will confirm the completion status to the cottage owner and CHP owner.
  • The cottage is considered completed when the cottage completion checklist has been successfully reviewed between the cottage owner and the builder.

Owner occupancy & Homestay

  • The cottage owner can decide for himself if he wants to let the cottage out for homestay business or not.
  • Homestay on behalf of cottage owner will be run by CHP team.
  • For houses that are under homestay plan, the owner has Liberty to visit and stay in cottage, with 15 Days prior notice to the CHP team.
  • Homestay rates will be mutually discussed and agreed between CHP owner and the cottage owner.
  • CHP portal will be used to track homestay status of each cottage.
  • The profit from the Host Family Business Plan will be split 65/35 between the CHP Company and the cottage owner, 65% to the CHP Company and 35% to the cottage Owner.

Maintenance and enhancement of CHP community by CHP team

1. The maintenance and service charges will be shared evenly by all cottage owners.

2. Following funds will be collected from each owner.

  • Two years of maintenance advances will be collected from each cottage in CHP association account.
  • Corpus fund of some amount will need to be deposited before cottage occupancy in ESCRO account. This will be used only for any major enhancement/fix commonly agreed by all community members. This is to ensure the long-term success of the community.
  • Once CHP community is operational, CHP management will hold a monthly conference call to share with all cottage owners the status of maintenance and improvement of the CHP community.

3. Basic common services:

  • Common security fencing.
  • Security guard: 7 am to 7 pm
  • 24 hours watchman services.
  • Gardener services
  • Street lights within community premise
  • 24 hours water and electricity.
  • Place for campfire, open lawn, and garden with benches.
  • Common car parking area.
  • Common breakout area.

4. CHP team will arrange and fix all issues related to electricity, plumbing, drainage, and other basic amenities.

5. Following request based payable services will be applicable –

  • Sightseeing within a 100-kilometer radius.
  • Requirements for organizing camp-fire event.
  • Leveraging watchman for additional/personal services.
  • Car on rent.
  • Food and laundry service
