CHP(COMET Himalayan Paradise) initiative aims to help like-minded (having similar values) professionals with an opportunity to own a cottage in DEO BHOOMI where they can spend some quality time in sacred and peaceful environment, and discover purpose of life rather than seeking for materialistic desires. Hence CHP (COMET Himalayan Paradise) strongly discourage investors to buy plots/cottages for real estate business reasons.

Plot Booking

  • The plot can be booked by paying minimum token amount
  • Plots are available in range from 750 sft to 2700 sft.

Note: The booking amount is non-refundable. This is to make sure that the plot owner doesn't change their mind after their reservation has been confirmed.

Plot Registration

  • Once the plot is booked, it is necessary to register the plot within 6 months. For any genuine reasons, this period can be extended to 1 year.

Note: plot rates will be locked for 6 months after the booking. If not registered within 6 months, the plot rates will be increased as per the market condition.

Hence, reselling of plots and cottages in Himalayan Paradise community requires the confirmation from CHP head. This is done to make sure that we have like-minded people with similar values, and to maintain/promote the sacredness of the place.

Cottage Construction

  • Owner should start construction within one year after the registration. If construction is not started within this period, maintenance charges will become applicable on the open plot. This is to ensure that maintenance load gets evenly distributed to all owners.
  • Cottage construction specs from 2-3 builders will be made available to the owners.
  • Owners will have choice to go with their own builder or with any of the builders available here.
  • Builder will be sharing the construction agreement document with the details like –
    • Agreement and penalty clauses.
    • Cottage model and floor design.
    • Amenities list

    • Construction material brand details
    • Cottage completion checklist
    • Payment schedule.

Cottage handover & House warming

  • Once cottage completion checklist is completed, builder will confirm the completion status to the cottage owner and CHP head.
  • Cottage will be considered completed after successful review of cottage completion checklist with the builder.
  • Once cottage is completed, owner will be expected close the completion review within one month timeline.

Owner occupancy & Homestay

  • The cottage owner decides whether or not to rent out the cottage for homestay.
  • Homestay on behalf of cottage owner will be run by CHP team.
  • For houses that are under homestay plan, the owner has Liberty to visit and stay in cottage, with 15 Days prior notice to the CHP team.
  • Homestay rates will be mutually discussed and agreed with cottage owners.
  • Web portal will be used to track homestay status of each cottage.
  • Profit from homestay will be shared as per 65/35 Ratio, 65% Association and 35% Cottage Owner.

Maintenance of cottages by CHP team

1. Monthly maintenance charge of INR 2 Rs per sft will be enforced.

2. The maintenance and service charges will be shared evenly by all cottage owners.

3. Maintenance will need to be paid before 7th of every month.

4. Following funds will be collected from each owner (in CHP ESCRO account), for the benefit of CHP community and to keep society in good condition. Thus ensuring the long term success of the community.

  • INR 50K as advance 2 years maintenance charges. This will remain unused and will be deducted from owner’s credit only if maintenance is NOT paid by the cottage owner.
  • Corpus fund of INR 50K to be deposited before cottage occupancy. This will be used only for any major enhancement/fix commonly agreed by all community members.

5. Basic common services:

  • Common security fencing.
  • Security guard: 7 am to 7 pm
  • 24 hours watchman services.
  • Gardener services
  • Street lights within community premise
  • 24 hours water and electricity.
  • Place for campfire, open lawn, and garden with benches.
  • Common car parking area.
  • Common breakout area.

6. CHP team will arrange and fix all issues related to electricity, plumbing, drainage, and other basic amenities.

7. Following request based payable services will be applicable –

  • Sightseeing within a 100-kilometer radius.
  • Requirements for organizing camp-fire event.
  • Leveraging watchman for additional/personal services.
  • Car on rent.
  • Food and laundry service
